CORNWALL
THE  LINNEY

Following Class Q approval for the former barn’s conversion, a subsequent full planning application reimagined the site as a two-bedroom country retreat, drawing on its agricultural origins while establishing a closer relationship with the surrounding landscape.

Simple pitched forms combine pale brick, natural timber and standing-seam metal roofing, with slender glazing and timber screens giving rhythm and depth to the elevations. Inside, vaulted ceilings unite the kitchen, dining and living spaces, while a substantial fireplace provides a central focus. Warm timber joinery, textured plaster and pale stone surfaces create

a calm, tactile interior, complemented by a more intimate snug. Generous sliding glazing opens the principal rooms onto timber terraces beside a natural swimming pond, extending daily life towards the water. Reflections, changing daylight and views through grasses and marginal planting bring the landscape into the experience of the house.

Architecture and landscape are conceived together, balancing spaces for retreat and gathering with habitat creation. A wider planting strategy is designed to deliver a biodiversity net gain exceeding 50%, enriching the site’s ecological value while creating a setting that evolves through the seasons.

“By enriching the landscape and designing with sensitivity, we create places where human life and the natural world flourish together.”
